Making Sense of your Property Tax Assessment

Homeowners in Calgary began receiving their 2018 property assessment notices in the mail at the beginning of the year.
By now, everyone should have received one and have a clear idea of the assessed value of their property.
This is important because this value determines the property taxes that must be paid. On average, the assessment value for residential properties in Calgary rose two percent compared to last year.

Areas in Scarboro-Sunalta West, Rosedale, Roxboro, Mount Pleasant, West Hillhurst and Rosscarrock saw the largest assessment increase. In contrast, condos on average saw a decrease.

In order to assess the value of the property, a number of key factors such as location, size, land surface, age and condition of the building are taken into consideration.

A large increase in property assessments does not always translate into a corresponding increase in property taxes, however. It also takes into account changes relative to your community.

Property taxes help fund essential services like police, fire fighting and emergency rescue. They also support community programs, recreation centres, public libraries, parks and much more. About 40 per cent of all residential property taxes collected by Calgary go to the provincial government to meet budgetary requirements. 

Property taxes are due June 30, after which a 7 per cent late penalty is applied. They can be paid in multiple ways; in person, online banking, credit card or cheque. You can set up a Property Tax Monthly Payment Plan to avoid paying them all at once.

Assessments can be appealed through a customer review period until March 12, 2018. Homeowners can arrange to speak with an assessor concerning any disagreement with the assessed value of the property.

Another option is to apply for property tax assistance. If eligible, this reduces the amount of property tax that is due through a credit or grant. The application can be filled out online.
